Two things work on a Miami car every single day, and neither of them stops for winter. The first is salt. On Key Biscayne, in Surfside, Bal Harbour, Sunny Isles and anywhere the sea breeze reaches, salt arrives as an aerosol — you never see it land, you find it as a fine haze on the glass and a white bloom on any bare fastener, chrome strip or wheel finish. It is hygroscopic, which means it pulls moisture out of the night air and keeps corroding while the car sits still in a parking space. The second is the sun. Miami sits near twenty-six degrees north with high UV year-round and no dormant season, and the damage runs top-down: roofs, hoods and trunk lids go chalky while the doors still look fine, dash tops craze, and leather dries and splits at the bolster before the odometer looks old. A car garaged in Coconut Grove ages differently from an identical car parked on a Miami Beach street, and the gap shows up in three years, not ten.
Then come the seasonal insults. From June into August the Saharan Air Layer carries fine mineral dust across the Atlantic and drops a tan film over South Florida; it hazes the sky and it settles into the cowl, the door seams and the cabin filter. Afternoon storms from May to October clean none of it — they land on a car already coated in salt and dust and evaporate within minutes in direct sun, leaving mineral rings that etch if they are left. Lovebugs are an inland problem more than a beach one, worst on the Turnpike, Alligator Alley and US-27 around May and September, and their remains are acidic enough to mark clear coat once they bake on. And there is the one nobody outside South Florida understands: king tides. At the autumn peak, brackish bay water pushes up through the storm drains and stands in the street on West Avenue, in Shorecrest, in parts of Little River. A car that has been through that has salt water on its undercarriage, not rain.
So where the car sits is the whole question here. Pinecrest, Palmetto Bay, Miami Shores, Coral Gables and Miami Lakes mean driveways and shade — straightforward. Brickell, Edgewater, Downtown and Sunny Isles mean valet garages with clearance bars, vendor passes and an insurance certificate filed with management before anyone touches anything. Both are workable, but they are different jobs, and saying which one you have at the time of booking is what makes the appointment real. As for the wash water: Miami-Dade storm drains go to the canals, to Biscayne Bay, and across large parts of the county into French drains and injection wells that reach the shallow Biscayne Aquifer almost immediately. Nothing should be running off a driveway here. It is contained, reclaimed and hauled out.

It depends on the building, which is why it's worth naming yours when you book. The van will not clear a six-foot-six bar, so the work happens in the porte-cochère, a guest surface space, or an open upper deck if the association permits it. Most Brickell and Edgewater buildings require a vendor pass and an insurance certificate filed with management first, and some boards do not allow vendor work in the garage at all.
Less, but not zero — you still drive in it, and salt aerosol carries well inland on a sea breeze. A garage-kept Grove car ages far better than an identical car parked on a Miami Beach street, and the difference shows in three years rather than ten, mostly in chrome, wheel finishes and the roof. What the garage really buys you is UV protection, which in South Florida is worth a great deal on its own.
Completely different. King tide flooding on West Avenue, in Shorecrest and in parts of Little River is brackish bay water pushed up through the storm drains, and it leaves salt in the wheel wells, on the undercarriage and around the exhaust. Rain rinses; that does not. The point to book is after a tidal flooding event, not when the paint finally looks dirty.
Less than they matter to someone commuting on the Turnpike, Alligator Alley or US-27, where the swarms are heaviest around May and September. But if you take an inland run and come back with a loaded bumper and grille, get it off rather than parking it — the residue is acidic and will etch clear coat once it bakes in South Florida sun.
It is fine mineral dust, so it behaves like a very light abrasive. From June into August it settles as a tan film across South Florida and works into the cowl, the door seams and the cabin air filter. On paint the risk is not the dust itself, it is the towel someone drags across it. The cabin filter is the part everyone forgets, and it is the part you can smell.
It never reaches a drain. The car sits on a bermed containment mat, the water is pumped to a tank on the van, and it goes to a sanitary sewer connection.
